ADL's internal growth initiatives are based on a leasing strategy that has the distinctive mark of a general trading company. Focused on the leasing management operations supplied to it through an agreement with ITOCHU Corporation, this strategy additionally leverages to maximum benefit the Realty and Logistics (R/L) Platform and the Group-wide Merchant Channel (M/C) Platform.

ITOCHU Group's "Goyo-kiki"* offerings provide our tenants with a one-stop solution for their various logistics challenges.

Therefore, ADL can pursue strong tenant relationships and stable portfolio profitability on a long-term basis.

The leasing of logistics real estate owned by ADL is undertaken in collaboration with ITOCHU Corporation’s Construction & Realty Department No. 2 and Logistics & Material Distribution Department, which is itself a logistics operator and maintains business relations with other logistics operators. Moreover, our leasing operations are strengthened by making effective use of ITOCHU Corporation, the ITOCHU Group, and their customer networks, which allows us to identify ahead of our competitors where there are customer needs for expansion, relocation and consolidation of logistics bases.

ADL has acquired as tenants the ITOCHU Group company, major Japanese jeans manufacturer EDWIN CO., LTD.; and a logistics operator with business contacts to the ITOCHU Group.

ITOCHU Group member companies provide tenants leasing our logistics real estate with appropriate solutions to various business issues. This contributes to enhancing tenant satisfaction.
